What is the conveyancing process?
Once you have found the property you want and your offer has been accepted there are a series of steps that must be completed before the sale is finalised:
- Searches – the process of establishing any issues that might affect property from planning decisions through smoke control orders to tree preservation orders
- Enquiries – establish any issues with the seller around property title or matters arising from the searches
- Mortgage – receiving instructions from your lender and co-ordinating the process where you are both buying and selling a property
- Exchange of contracts – once any outstanding queries are resolved and the mortgage is in place the exchange of contracts will take place binding you to complete the transaction (penalties are likely if you back out after this stage). A completion date will be set.
